Look at what top advertisers (Calm, Headspace, big health and fitness apps) push in their ads via the Meta Ad Library or an ad intelligence tool. Calm ran many green noise ads, so 'green noise' became an App Store search term. Check the keyword's App Store search score; above ~25 there is a viable business. Then build the app for that keyword (demand first, then build).
